Scope & Execution.

Phanton Mechanical delivered both the HVAC and the electrical scope for L'Occitane en Provence's new store at Southlake Town Square — the French skincare brand's 2026 relocation from its longtime Civic Place location to a larger, spa-concept space at 1251 Main St.

THE CHALLENGE — L'Occitane's new store concept is built on atmosphere: a "spa-like" retail environment where lighting, air, and finish quality make the brand experience. The space came to us as someone else's history — the previous tenant's ceiling grid, mirrored walls, and legacy systems — and had to leave as a flagship, inside an upscale open-air center in the middle of its own 2026 expansion wave.

THE SCOPE, BOTH TRADES — This is the project where our two licenses worked as one package. Electrical: the backlit product walls, the illuminated cove ring over the olive-tree centerpiece, arched display niches with integrated accent lighting, window lightboxes, and track heads — in this store, the lighting is the merchandising. Mechanical: new distribution with low-profile linear slot diffusers that keep the air invisible and the comfort even across a sales floor where customers are meant to linger.

THE EXECUTION — Demo of the old ceiling through commissioning with a single contractor meant the two systems that share every inch of plenum — power, lighting, and air — never had a coordination gap. When a diffuser run and a lighting cove wanted the same space, it was resolved in one conversation on our own crew, not an RFI between two subs. The gallery below runs from demo day to the finished spa concept.

THE RESULT — A completed flagship for a global brand, delivered with both trades under one roof, in the same center where Kite Realty is opening a wave of new national tenants. For any retail brand or tenant coordinator planning a North Texas store: this is the most recent, most complete demonstration of what one contractor carrying HVAC and electrical actually saves you.
