Phanton Mechanical delivered the mechanical buildout for Pandora's retail footprint inside Stonebriar Centre in Frisco — a flagship space for a global jewelry brand, built without the mall around it ever noticing.
THE CHALLENGE — An enclosed-mall buildout is construction inside someone else's open business. Every neighboring tenant is selling while you work, mall operations controls when material moves through the corridors, and the landlord's tenant coordinator measures you by one metric above all: zero disruption. Add a compressed retail calendar — brands open stores for shopping seasons, not construction convenience — and the margin for trade conflicts disappears.
THE SCOPE — Our package tied the new space into the mall's trunk HVAC system, built the distribution serving the sales floor and back-of-house, and delivered precise temperature zoning for the jewelry display cases — retail environments where product presentation and customer comfort share the same air. Ductwork was routed to preserve the store's ceiling design: in brand retail, the mechanical system serves the architecture, never the other way around.
THE EXECUTION — Night-shift staging, coordinated with mall operations, moved our work through an active property without touching a neighbor's trading day. Materials in after close, workspace protected and cleared before open, inspections sequenced to the mall's calendar. It is a discipline closer to hospitality than construction, and it is why landlords remember the subs who have it.
THE RESULT — Delivered on the compressed retail schedule with zero disruption complaints from neighboring tenants. Pandora opened on time; Stonebriar's operations team got a contractor they would let back in the building — which, in mall retail, is the real referral.
